10 Signs You Need Drywall Repair (Before It Gets Expensive)

Drywall is one of those things you don't think about until you can't unsee the problem. The trouble is, by the time most Tampa homeowners call us, a $200 patch has become a $1,200 wall reframe. Here are the 10 signs we tell every client to watch for — and what each one actually means.

1. Cracks above doors and windows

Hairline cracks fanning out from the upper corners of doors and windows are the most common call we get from South Tampa, Seminole Heights, and Temple Terrace bungalows. They're almost always seasonal expansion, not foundation failure — but they keep coming back unless you mesh-tape and three-coat them properly.

2. Nail and screw pops on ceilings

Round bumps or popped paint disks on your ceiling are framing lumber drying out and shrinking — the nail head pushes through the joint compound. Cosmetic, but ugly. Fix involves a new screw above and below, not just smearing spackle over the pop.

3. Brown rings on the ceiling

This is the call we want fast. A brown halo means water — usually AC condensate, roof leak, or a second-floor toilet supply line. Patching it without finding the source guarantees it comes back, often with mold. We always inspect the attic before quoting.

4. Soft, spongy spots when you press the wall

Soft drywall means the paper face has rotted from moisture. Common in Florida around shower walls, exterior walls on the windward side of the house, and behind washing machines. Soft drywall has to be cut out, not patched — that's non-negotiable.

5. Visible seams or bulges

If you can suddenly see the long horizontal joint between two sheets, the tape underneath has failed — usually from humidity or a one-coat builder install. Re-tape and three-coat.

6. Doorknob holes and furniture damage

Cleanest fix money can buy: California patch with mesh tape, two coats of mud, light sand, prime, paint. Should be invisible. If the contractor uses a peel-and-stick aluminum patch, ask them to leave.

7. Smoke detector or fan removed, hole left behind

Round holes from removed ceiling fixtures should be patched with a properly sized circular plug, not packed with caulk. Five-minute fix for us, hours of frustration if you DIY.

8. Hairline cracks down a long wall

Long vertical cracks (more than 3 feet) can indicate slab movement. Common in older Brandon and Riverview builds on expansive soil. Worth a quick look — usually still cosmetic, occasionally structural.

9. Bubbles or peeling paint in bathrooms

Almost always poor ventilation. We swap the fan, cut out any soft drywall, replace with moisture-resistant green board, and repaint with bath-grade paint. Stops the cycle.

10. Holes from a previous repair that 'doesn't match'

Bad patches are visible because the texture is wrong. Florida walls are almost all knockdown or orange peel — both are easy to match with the right hopper and a few practice passes. We carry both on the truck.
