Picking flooring in Florida is a different sport than picking it in Ohio. Our slabs sweat, our humidity hits 90% by lunchtime, sand tracks in from the Gulf, and a single broken hose can flood a room. 1. Luxury vinyl plank (LVP) — the Florida workhorse

If we had to pick one floor for the average Tampa Bay home, it's luxury vinyl plank. It's 100% waterproof, dimensionally stable through humidity swings, comfortable underfoot, and modern wood-look planks fool most guests. It also forgives the slightly uneven slabs we see in 1970s ranch homes from Town 'N' Country to Seminole Heights.

2. Porcelain tile — best for wet zones and ground floors

Modern 12x24 and 24x48 wood-look planks give you the warmth of hardwood with none of the moisture risk. The downside is comfort — tile is cold (a feature in August) and unforgiving on dropped glassware.

3. Engineered hardwood — only if you can control humidity

Solid hardwood is a bad idea on a Florida slab. Engineered hardwood, with its plywood-style core, is the only real wood we'll install down here — and only in second-floor rooms or homes with rock-solid HVAC. Even then, expect some seasonal movement. Beautiful, but not the easy choice.

  • Solid hardwood on a ground-floor slab — humidity will cup it
  • Laminate with HDF cores — swells permanently if it gets wet
  • Cheap carpet in living areas — traps humidity, sand, and pet dander
  • Peel-and-stick vinyl tiles — adhesive fails in Florida heat within 2–3 years

Neighborhood notes

We install slightly different mixes by area. Older South Tampa and Hyde Park bungalows with original wood floors usually get refinished where possible, with LVP in additions. Newer Wesley Chapel, Riverview, and Land O' Lakes builds almost always get LVP through the main level and porcelain in wet zones. Beach homes in Clearwater and St. Pete? Porcelain everywhere we can get away with it — sand is the enemy.
