January – February: Winter inspection & pre-spring prep

  • Check attic vents and soffit vents for pest intrusion (cooler months bring in rats and squirrels)
  • Inspect weatherstripping on exterior doors — Tampa's humidity warps and compresses seals faster than northern climates
  • Test smoke and CO detectors; replace batteries
  • Check under all sinks for drip or slow leak signs (corrosion on supply lines, cabinet floor discoloration)
  • Inspect exterior caulk around windows and doors — UV breakdown shows up after summer heat cycles

March – April: Pre-hurricane season tune-up

  • Schedule AC tune-up (refrigerant check, coil cleaning, drain line flush) before the cooling season hits
  • Clean gutters and downspouts — spring pollen and oak debris from February/March clogs gutters fast
  • Inspect exterior stucco for hairline cracks; re-caulk and seal before rain season starts
  • Check garage door auto-reverse and hurricane bracing hardware (Hillsborough County requires bracing on wood doors)
  • Test your sump pump or French drain system if you have one — do this now, not during a storm
  • Reseal or re-caulk the lanai screen frame and any sliding door thresholds

May – June: Hurricane prep (this is the one)

  • Hurricane season starts June 1. Don't wait until a storm watch is issued.
  • Inspect all window and door seals; install missing or damaged hurricane hardware
  • Test your generator; run it under load for 30 minutes and change the oil if it hasn't been run recently
  • Trim trees and large shrubs away from the house — flying limbs cause more insurance claims than wind in Tampa Bay
  • Photograph every room, every appliance, all outdoor equipment — store photos in cloud storage
  • Check your roof-to-wall straps (hurricane clips) if accessible from the attic
  • Inspect exterior painting for peeling: bare stucco absorbs water; a re-caulk and touch-up now is far cheaper than post-storm repairs

July – August: Mid-summer checks

  • Check AC drain line monthly — summer humidity overwhelms clogged drains and causes ceiling damage
  • Inspect under sinks and around toilets after heavy rains (foundation movement in clay soil causes pipe stress)
  • Clean range hood filter and dryer vent (summer cooking and laundry use drives lint buildup)
  • Check attic insulation: Tampa heat in July pushes attic temps to 140–160°F, degrading older fiberglass batts
  • Pressure wash driveways, pool decks, and pavers — summer algae and mildew grow fastest in July–August

September – October: Post-peak storm season check

  • Walk the exterior after any named storm — check soffits, roof edges, fence panels, screen enclosure
  • Inspect interior ceilings for new water stains after heavy rain events
  • Check sliding glass door tracks — debris from storms packs into aluminum tracks and causes door damage
  • Inspect exterior faucets and hose bibs for drip (humidity causes rubber washers to swell then crack)

November – December: Pre-holiday systems check
