A Seminole Heights homeowner had a failed 40-gal electric water heater replaced with a new unit — including updated flex connectors, T&P relief line and earthquake strapping.
The Challenge
The homeowner discovered their 12-year-old 40-gal electric water heater had failed overnight — the pressure relief valve had discharged into the drain pan, indicating overheating. They needed same-day replacement.
Our Solution
We removed the failed unit, drained and disposed of it, installed a new AO Smith 40-gal electric with new flexible connectors and supply lines. We installed a new T&P relief valve discharge pipe to code (down to within 6" of the floor), checked the anode rod on the new unit, and set the thermostat to 120°F. The whole job took 3.5 hours.
The Result
Hot water restored same day. The homeowner noted the new unit heats 20% faster than the old one, which had sediment buildup reducing efficiency.
Work Completed
- Remove and dispose of failed 40-gal electric water heater
- Install AO Smith 40-gal electric — new flex connectors
- New T&P relief valve discharge pipe — code-compliant route
- Set thermostat to 120°F
- Earthquake strapping per Florida code
- Test all connections for leaks — 30-minute observation
