A Heritage Isles home had ceiling drywall damage from a slow AC condensate drain overflow. We repaired the ceiling, verified no mold, retextured and painted.
The Challenge
The AC air handler was in the attic above the master bedroom. A plugged condensate drain caused the secondary pan to overflow, saturating a 2×3 ft section of ceiling drywall. The HVAC tech cleared the drain; we handled the drywall.
Our Solution
We cut the damaged section back to clean drywall at the joist faces, let the framing dry overnight (moisture meter confirmed dry), installed new 5/8" drywall, taped, two coats compound, matched the existing fine knockdown texture in the Heritage Isles master bedroom, primed and painted the entire ceiling.
The Result
Invisible repair. The homeowner also asked us to add a secondary condensate pan sensor — we installed an Interlink Electronics float switch as an add-on.
