A Clearwater CBS home got a full exterior repaint with salt-air prep — TSP wash, crack fill, and two coats of Sherwin-Williams elastomeric in a cool coastal white.
The Challenge
The homeowner's 1985 concrete-block home had 8-year-old exterior paint that was chalking, fading in UV and showing 12 hairline stucco cracks from thermal movement. Standard latex would fail again within 3 years in Clearwater's salt and UV environment.
Our Solution
We power-washed the entire exterior with a TSP-substitute solution to remove salt deposits and chalky residue. After drying, we filled all 12 cracks with a flexible elastomeric caulk. A coat of masonry primer went on all bare and repaired areas. Two coats of Sherwin-Williams Elastomeric paint followed in a cool coastal white.
The Result
The home looks brand new. The elastomeric coating bridges the hairline cracks in the stucco and breathes with the block through thermal cycles. Estimated 10–12 year service life with this preparation standard.

Questions About This Project
Why does exterior paint fail faster in Clearwater than inland?
Salt air deposits on exterior surfaces prevent new paint from bonding properly, and the UV intensity is extreme. Proper preparation — TSP wash, crack fill, primer and elastomeric topcoat — is what separates a 3-year fail from a 10-year paint life.
